Q: What is commercial property investment, and why commercial over residential?
A: Commercial property investment involves purchasing non-residential properties — such as shophouses, office units, and industrial spaces — with the goal of generating returns. What makes commercial properties particularly compelling is the flexibility they offer compared to residential.
With residential properties, investors face restrictions like the Additional Buyer's Stamp Duty (ABSD), a 4-year Seller's Stamp Duty (SSD) holding period, and limits on how many units you can own. If you pick the wrong property, you could be stuck holding a negative cash flow asset for years — losing both money and time.
Commercial properties offer greater flexibility compared to residential. There are no ABSD or SSD restrictions, and no limits on how many units you can own. Deals can also be structured in various ways beyond straightforward cash purchases or traditional bank loans.
That said, commercial property investing comes with its own capital requirements and considerations — including GST on purchases from GST-registered sellers, TDSR limits on debt servicing, the inability to use CPF funds, and generally lower liquidity compared to residential properties. Understanding these trade-offs is a core part of what we teach.
